    “We decided to go with Tarya after receiving approval in principle from 10 banks and non-banking organizations. The clear advantage of working with them relates to their full understanding of the nuances and needs throughout the project lifecycle, in creative solutions, and above all, in the speed of response: a response within half an hour compared to a response within two weeks (at best). Everybody knows: every month of delay in project construction is equivalent to at least 0.5% interest, taking into account the rent that the buyers have to pay. In our case, we saved a great deal of interest when we decided to go with Tarya.

    Apart from attractive loan terms, there is no fine print, no surprises, everything is on the table. The loan agreement is simple and clear.     Netivot project, 116 apartments, Meir David, CEO of the management company

    “There are 116 families in the Netivot group, who purchased land together in Netivot to construct eight buildings. This group, like many other purchase groups, had to overcome numerous obstacles before reaching the long-awaited apartments.
    The group started out in 2012. However, due to difficulties in financing the construction, the contractor had to stop work just a few months after getting started.
    For five years, the frame stood like a white elephant, and the group members continued to pay rent, without any timeline for when they would see their money or their apartment.
    Just before the matter reached the courts, the Gvaot YM management group entered the picture in an attempt to clear the obstacles and get the project back on track. To restart the project, the group contacted credit providers and found Tarya. Tarya successfully tackled the challenge, and in less than eighteen months, the entire project was built to a high standard, and with full occupancy.

    Tarya financed the project effectively and professionally, while providing a quick, accessible and effective response, without compromising on thoroughness and professionalism. Tarya’s representatives provided courteous service and a practical response throughout the process.     “ההחלטה ללכת עם טריא התקבלה לאחר קבלת אישור עקרוני מ-10 בנקים וגופים חוץ בנקאיים. היתרון המובהק בעבודה איתם הוא, בהבנה מלאה של הניואנסים והצרכים לאורך כל חיי הפרויקט, במציאת פתרונות יצירתיים, ומעל הכל במהירות התגובה -תגובה בתוך חצי שעה לעומת תגובה בתוך שבועיים (במקרה הטוב). הכלל ידוע, כל חודש של עיכוב בהקמת פרויקט, שווה ערך של לפחות חצי אחוז ריבית, בהתחשב בדמי השכירות אותו ישלמו הרוכשים. במקרה שלנו חסכנו הרבה אחוזי ריבית בהחלטה ללכת עם טריא.

    מלבד תנאי ההלוואה אטרקטיביים, אין אותיות קטנות, אין הפתעות, הכל מונח על השולחן, הסכם הלוואה פשוט וברור, אין עמלת פירעון מוקדם, אפס עמלות לרוכשים שאינם נוטלים הלוואה, אין עמלת אי ניצולת ועוד שמות נרדפים של עמלות עליהם לא תשמעו בטריא. טריא גם ליוותה אותנו בסוף הפרויקט ביציאה מהליווי למשכנתא רגילה.

    לסיכום: טריא איננה הגדרה של עוד גוף מימון, טריא היא מכונת ההנשמה של קבוצות הרכישה, ולהבנתי, טריא היא הפתרון המידי למצוקת הדיור.

    פרויקט נתיבות, 116 יח"ד , מאיר דוד, מנכ"ל חברת הניהול

    “קבוצת נתיבות, מונה 116 משפחות, אשר רכשו יחד קרקע בנתיבות, במטרה להקים 8 בניינים. קבוצה זו, כהרבה קבוצות רכישה אחרות עברה דרך חתחתים בטרם הגיעה לדירות המיוחלות. הקבוצה, החלה את דרכה בשנת 2012. אך, בשל קשיים במימון הבניה, נאלץ קבלן הביצוע לעצור את הבניה מספר חודשים לאחר שעלה על הקרקע.

    במשך כ-5 שנים, עמדו השלדים כאבן שאין לה הופכין, וחברי הקבוצה, המשיכו לשאת בתשלומי השכירות מבלי אופק מתי יראו חזרה את הכסף או את הדירה.

    ממש בטרם החל העניין להתגלגל בערכאות משפטיות, נכנסה קבוצת הניהול גבעות ים בניסיון לחלץ את העגלה מהבוץ. לצורך הנעת הפרויקט, פנתה הקבוצה לגופי מימון וכך הגיעה לטריא. בטריא התמודדו בהצלחה עם האתגר, ובתוך פחות משנה וחצי, הפרויקט כולו נבנה ברמה גבוהה, ואוכלס במלואו.

    טריא ליוותה את הפרויקט בצורה יעילה ומקצועית, תוך מתן מענה מהיר, זמין ויעיל, מבלי להתפשר על יסודיות ומקצועיות. נציגי החברה נתנו מענה אדיב וענייני לכל אורך הדרך. אין ספק כי ביחס של עלות תועלת, הבחירה בטריא הייתה הבחירה הטובה ביותר, אשר צמצמה בוודאות את משך הפרויקט, ואפשרה לחברי הקבוצה, לקבל דירות מוגמרות בזמן קצר ביותר.”

    “משפחת משיח (שם בדוי) הינה משפחה נורמטיבית- זוג שכירים+ 3 ילדים.

    המשפחה רצתה לרכוש בית (דירה יחידה) בראש העין. ונזקקה למימון של 50%. לאחר שפנו למספר בנקים קיבלו סרוב נחרץ מהסיבות הבאות:
    -הייתה מחיקת חוב לאחד הבנקים בעבר.
    -לאשה היה תיק הוצל”פ בשנת 2017 ע”ס של 50,000 ש”ח.
    -כושר ההחזר הינו גבולי ולא ניתן להתייחס להכנסות משכ”ד.
    בני משפחת משיח פנו אליי בתקווה שאסייע להם להוציא אותם מהמצב של אי היכולת להשיג מימון. מבירור פרטי המקרה עלו הדברים הבאים: מחיקת החוב לאחד הבנקים הינו על של כ- 900 ש”ח בגין ריבית ונבע בשל “התעלמות” הבעל מחשבון שפתח באחד הבנקים בהיותו בן 16 (כיום הוא בשנות ה 40 לחייו). הבנק לא טרח להעביר ללקוח הודעות על קיום חוב ועל התראה לנקיטת הליכים משפטיים. ביהמ”ש קיבל את עמדת הלקוח ופטר אותו מהריבית והוצאות משפטיות וזו העילה לרישום “מחיקת חובות לגורם בנקאי”. תיק ההוצל”פ היה מקרה שנסגר פחות מחודשיים לאחר שנפתח. הבנקים סירבו להתייחס להכנסות הצפויות משכ”ד של היחידה הקיימת בבית, וליחידה הנוספת שהלקוחות תכננו לבנות. המקרה הנ”ל הוצג לTarya ולאחר שיחת הכרות עם הלקוח (לצורך התרשמות וכדי “להסתכל לו בלבן של העיניים”) אושרה ללקוחות העסקה כעסקה מותנית: בשלב הראשון תנתן להם הלוואה לשנה (הלוואת גישור) שבה תבחן יכולת ההחזר שהלם. ובתום השנה תעבור ההלוואה להלוואה לטווח ארוך עד 30 שנה. Tarya בחרו להסתכל על הסיכוי שבעסקה (התייחסות לשכ”ד הקיים והעתידי, הקשיבו ללקוח ולהסבריו, והקשיבו לבימ”ש שמחק את הריביות וההוצאות המשפטיות של הלקוח- כלומר ביה”ש האמין ללקוח). הפתרון היה מקובל על הלקוחות, ואכן לפני חודש בוצע השלב השני של עסקה.

    היתרונות שהוצגו ללקוחות היו: עלויות הלוואת הגישור של קרן חוץ בנקאית הינן עלויות זולות יחסית בהשוואה לגופי חוץ בנקאים אחרים, הפתרון כולל בתוכו פתרון ארוך טווח. אין עמלת פרעון מוקדם במקרה של סילוק הלוואה או מחזור לבנק. התהליך מהיר מאד ושקוף – Tarya היו מהירים יותר בהשוואה לבנקאים. והגורמים הבוחנים והמאשרים הינם נגישים ליועץ וללקוח. אני לא פעם מעביר לחברת Tarya תיקים מורכבים ומוצא אצלם פתרונות ממש כמו במקרה זה”

    שחר עג'מי -יועץ משכנתאות

    “זוג לקוחות מירושלים פנו אלי לפני תקופת הקורונה בבקשה לסייע להם להיחלץ ממשבר פיננסי שעברו. ג’ ו א’ עלו מארה”ב לישראל לפני מספר שנים וחלמו להקים בית בישראל. הם פתחו גלידרייה בירושלים ותוך שנה העסק נקלע לקשיים. הם השקיעו 100 אלף דולר בעסק שיצר חוב של קרוב ל-300 אלף ש”ח בנוסף על ההשקעה שירדה לטימיון. בשל התנהלות פיננסית לא נכונה חשבון הבנק שלהם הוגבל ונפתחו נגדם תיקי הוצל”פ. דירוג האשראי שלהם ירד משמעותית.

    נועה גל-יועצת משכנתאות

    “סיפור על לקוחות אקדמאיים: יואלה, מנהלת בית ספר, ורמי בעלים של עסק בתחום הדפוס הרבה שנים – תחום שהולך ומתמעט בשנים האחרונות. ולכן, הוא איבד הרבה חוזים עם גופים גדולים, בית ללא משכנתה בשווי 2 מליון ש”ח. לקחו הרבה הלוואות עד שהתעשתו, הגיעו למצב בו היו להם כ-1 מליון ש”ח הלוואות ונכנסו ללופ בו לקחו הלוואות רק כדי שיוכלו לעמוד בהחזר ההלוואות השוטף.

    בשלב מסויים התחילו לחזור הרשאות והזוג החליט בלית ברירה למכור את הנכס שקיבלו כירושה. הם פנו אליי (יועצת משכנתאות) ואמרו שכבר החליטו למכור אבל מכיוון שהם מיואשים הם רוצים שאסייע להם בתהליך ניהול פיננסי. כשסיפרתי להם שיוכלו לקבל משכנתה על הדירה שברשותם, טענו כי הבנק סירב, ו”שאני לא כזו חכמה”, הסברתי להם שמכיוון שמצבם כזה נלך לתהליך ב-2 שלבים, שלב ראשון הלוואת גישור בריבית גבוהה יחסית, ובהתנהלות נכונה אחרי שנה עד שנתיים יוכלו להכנס למסלול ארוך טווח בריבית שווה לריבית לכל מטרה בבנק, אבל בתנאים טובים יותר על בסיס פריים משתנה כל 3 שנים וגם ניתנת לסילוק ללא עמלת פירעון מוקדם.

    התהליך היה מהיר ונגיש קיבלו את ההלוואה דרך Tarya לאחר שתי וועדות שעברו, סיימו שנה תקינה ועברו למסלול ארוך טווח גם עם Tarya.”
